Foreclosures often seem like the end of the world, and even with the new legislation, they can be overwhelming. However, as evidenced by these statistics, lenders are not interested in taking over your home. The Feldman Law Center has seen lenders take unique steps to negotiate with borrowers and homeowners in an attempt to keep the homeowner in their home, making affordable payments.Things are particularly tough for homeowners in southern California. Researchers from Columbia Business School said that over 30 percent of borrowers in San Diego and San Bernardino counties owe more than the refinancing limit with Sallie Mae and Freddie Mac. In Los Angeles county, there are 29 percent of borrowers who do not qualify for refinancing because of the less-than-5-percent restriction from those two major mortgage lenders.However, loan modification attorneys can help homeowners and borrowers overcome these restrictions. Foreclosures seem to run up on people quicker than they think, in part because they are focusing on their immediate crisis (such as paying a car loan) and not the looming one of foreclosure. For those 9 million Americans classified as struggling homeowners the idea that $275 billion is being pumped into the housing sector through President Obama’s recently unveiled stimulus plan gives an initial ray of hope. Of that $275 billion being pumped into the economy the expectation is that about 5 million homeowners who have little equity or are upside down in their mortgages will be able to refinance through Fannie Mae or Freddie Mac. $200 billion has been allocated to back these entities. The other $75 billion is supposed to encourage lenders to make loan term modifications for those in foreclosure, or who are at risk of going into foreclosure. So what’s missing?Missing: No Cohesive Plan, No Mandate for IndustryBasically, there are 3 things missing here.1) It’s not enough.Ok- I understand that some of the money needs to go to drive jobs in other sectors of the economy. But when it’s going to bailouts that fund already failing car manufacturers, that just takes money away from where it would be most effective. There are a lot of folks angry at the idea of helping out an individual homeowner who got in over his head. Yet we’re bailing out CEOs of major businesses instead of funneling that money to keep the housing economy viable.2) No mandates for CreditorsWhat good will any of this do if qualified people still can’t get home loans? Every day I see banks and creditors refusing to make loans or modify loans. I see people with high credit scores waiting months for loans. This hurts us all!What about the whole credit rating system? Why don’t we hear anything about how Equifax, Experian, Transunion are impacting this crisis? There should be mandates that require these organizations to report credit accurately. Where do they play in the scheme of things? I’ve heard that there is a new scoring model coming out for FICO. No one understood the rules on the last one. Is this any different?Frankly, until there are mandates to make adjustments the banks and creditors and credit raters aren’t going to do it. More houses will sit empty and more folks will continue to lose their homes. It’s a vicious circle.3) No Cohesive PlanI heard HUD secretary Shaun Donovan the other night explaining how the stimulus plan will help bring some “underwater” homeowner payments down to 31% of income, if they are backed by Fannie Mae or Freddie Mac. What I didn’t hear was how the mortgage insurers play into this whole deal. That’s why I feel that this whole plan is so one sided. In the following paragraphs I will point out just a few cost effective green strategies that I have applied to my own business. The first and easiest way to save electricity is to shut down the computers at night. I always thought that computers should remain on at all times and screen savers use less energy when the computer is idle. I was terribly wrong. Screen savers use the same amount of electricity as the computer when it is being used. Therefore leaving your computer run throughout the night is an unnecessary practice. Just make sure all your work is saved and the computer and monitor are properly shut down. A desktop computer uses between 75-200 watts of electricity per hour and a monitor uses about 70 watts. It definitely adds up over time. This will also prolong the life of the computer.My biggest inefficient blunder was leaving the lights on before I left for the night. The office cleaning staff typically comes around 10pm and shuts off all the lights before leaving. This left a good three hour period with the lights running and no one there. This habit was broken immediately. I also replaced the regular light bulbs with energy saving compact fluorescent light bulbs. Keep in mind the costs of water and sewage are constantly increasing.Depending on the employer this last tip may not save the company money but can have a positive impact in the work place. This seems very cliche but carpooling really helps the environment and reduces the transportation costs for the employee. Well how does that affect companies bottom line? People have a tendency to converse while carpooling. For the most part they find common ground through work so they tend to discuss work related issues. This helps build company morale and may lead to, “off the clock,” collaboration. People are also less likely to be late to work when carpooling.
